Refund policy

Our promise, in plain English.

A PDF can't be returned, so all sales are final, with four exceptions. You never have to argue for any of them.

1. Not enough records: full refund

As soon as you pay, we check the public records for your address. If they're too thin to build a real report, a person confirms it, we refund you in full, and we email you what we searched and why it wasn't enough. You don't need to ask. You'll hear from us within one business day of paying.

2. Late delivery: full refund

If your PDF isn't delivered within 72 hours of payment, you get a full refund, and you still get the report. We'll tell you and process it; you don't need to ask. We take orders any time, day or night, and the 72-hour promise applies to every order.

3. Factual errors: free correction

If anything in your report is factually wrong, tell us. We'll check it against the records and send a corrected PDF free. There's no limit on rounds.

4. Home outside Cook County: full refund

We research homes anywhere in Cook County, Illinois, including Chicago and the suburbs. Please don't order for an address outside Cook County. If one comes through by mistake, we refund you in full.

What we promise

We only promise what the records for your address support. Every fact is cited, and anything we couldn't confirm is marked unverified.

How to reach us

Email [email protected] with the home address from your order. Refunds go back to your original payment method. Stripe says refunds typically take 5–10 business days to appear on your statement.
